Town Square is an upcoming residential community located in Dubailand, situated just south of the intersection of Al Qudra Road and Emirates Bypass Road, near Arabian Ranches. Developed by Nshama Development, a property development company founded in 2014 by a team of Emaar veterans, the project encompasses townhouses and apartments.

Spanning across 750 acres, Town Square is larger than Downtown Dubai. Once completed, it will consist of 3,500 townhouses, 18,000 apartments, and an expansive retail precinct spread over 2.5 million square feet, featuring more than 600 stores, food outlets, and dining options.

The development was launched in February 2015, starting with the sale of 300 ‘Zahra Townhouses’. Subsequently, in March, a second phase of 730 ‘Hayat Houses’ was introduced. The Hayat Houses offer three or four bedrooms, complete with back gardens, a master bedroom with an en-suite bathroom, and patio doors that lead to a private terrace. Prices for a three-bedroom house reportedly start at AED 1 million.

By September 2020, a significant portion of the development had been completed, including all the apartment blocks, except for the nearly finished Una. The remaining villa communities were also nearing their completion stages.

Town Square Park is already open to the public and boasts an attractive ambiance, featuring concealed loudspeakers playing classical and jazz music among the greenery. Some food shops and restaurants have already begun operating along the main entrance road, although other amenities are still in the process of being established. The trees and landscaping along the main roads are progressing well.

Nshama projects that by 2025, approximately 85,000 individuals will be residing and working in the vibrant community of Town Square.
