Mudon
Mudon, situated on the outskirts of the desert in Dubailand, is a recently developed residential area located at the intersection of Al Qudra Road and Emirates Road (E611).
This gated community offers round-the-clock security and comprises several neighborhoods consisting of villas and townhouses.
Al Salam
Al Salam was the first neighborhood to be constructed in Mudon, and the handover of its townhouses commenced on December 15, 2014.
Al Naseem Townhouses
The Al Naseem neighborhood is accessible via Umm Suqeim Road and offers a wide range of amenities, including jogging and cycling routes, natural green parks, children’s play areas, nurseries, gyms, a mosque, and schools. The Arabic-themed villas are available in three-, four-, and five-bedroom options, along with semi-detached four-bedroom townhouses measuring 3,808 square feet. The handover of townhouses in Al Naseem began on December 15, 2014.
Rahat Villas
Rahat Villas in Mudon features an Arabic architectural style and offer a selection of three-, four-, and five-bedroom villas. Rahat provides various amenities, including jogging and cycling routes, natural green parks, children’s play areas, nurseries, gyms, a mosque, and schools. Accessible via Umm Suqeim Road, Al Qudra, Hess, and Emirates Road, Rahat villas range in size from three-bedroom villas measuring 3,716 to 4,260 square feet, four-bedroom villas measuring 4,755 square feet, and five-bedroom villas ranging from 5,457 to 5,760 square feet. The launch of the 450 villas took place in October 2013.
Arabella Townhouses, Phase 1
Arabella 1 consists of two-, three-, four-, and five-bedroom townhouses and semi-detached houses, including a maid’s room. The sizes of the townhouses are as follows: two-bedroom townhouses measure 1,669 square feet; three-bedroom townhouses range from 1,991 to 2,400 square feet; four-bedroom townhouses measure 2,603 square feet; and five-bedroom townhouses are 3,068 square feet.
Arabella Townhouses, Phase 2
Arabella Phase 2 offers exclusive two-, three-, four-, and five-bedroom townhouses. Still under construction, the sizes of the townhouses are similar to those in Phase 1.
Arabella Townhouses, Phase 3
Also currently under construction, Arabella Townhouses Phase 3 includes semi-detached three- and four-bedroom townhouses and detached five-bedroom villas surrounded by green gardens. The project is scheduled to be handed over in 2020. The sizes of the townhouses range from 1,964 to 2,281 square feet for three-bedroom units, 2,683 square feet for four-bedroom units, and 3,041 square feet for five-bedroom villas.
Mudon Views
Mudon Views is a collection of new seven-story buildings that offer one-, two-, or three-bedroom apartments and two-story duplexes. This is the only apartment complex within the Mudon community, and it was completed and handed over in 2020.
Road access in Mudon is convenient with the Al Qudra Road, which runs alongside Mudon Villas and serves as an extension of the Um Suquem Road, providing a direct route to the Jumeirah coast. Additionally, the Emirates Road runs alongside Mudon, offering easy access to the D57 Jebel Ali Road.
By car, it takes approximately 22 minutes to reach the Mall of the Emirates, 25 minutes to the Dubai Marina, 24 minutes to Downtown Dubai and the Dubai Mall, 24 minutes to the International Airport, and about 1 hour and 25 minutes to Abu Dhabi.
