Dubai Hills Estate, the initial phase of Mohammed Bin Rashid City, is a grand-scale project often referred to as a “city within the city.” Developed through a collaboration between Emaar and Meraas Holding, Dubai Hills Estate is a mixed-use development characterized by distinct neighborhoods surrounding an 18-hole championship golf course.

Covering an expansive area of 11 million square meters, Dubai Hills Estate features extensive landscaped parks, gardens, meandering walkways, and open spaces. The development exudes luxury and offers an exclusive villa community, presenting prospective residents with a range of architectural styles to choose from. The villas are remarkably spacious and designed to cater to family life and entertaining, offering a new lifestyle experience.

Upon completion, Dubai Hills Estate will encompass 4,600 villas, 22,000 flats, a 143,000-square-meter lifestyle mall, 210,000 square meters of retail space, 197,000 square meters of offices, two hotels, a tennis academy, and 45 kilometers of cycling and jogging tracks.

The development consists of three zones. The northern zone, facing Al Khail Road, will feature two malls and several mid-rise residential blocks lining a 7-kilometer boulevard adorned with shops and restaurants. This zone will accommodate a total of 22,000 flats.

Surrounding the golf course, a low-density housing zone will offer 97 villas, along with another 300 villas in two communities known as the Fairways and Parkways.

The third zone encompasses higher-density townhouses and villas in two communities called Maple and Sidra. Maple 1 and 2 consist of more than 1,300 townhouses, while Sidra 1 and 2 include approximately 330 villas. Sidra Phase 3 has yet to be launched.

Transport and Access

Commute times by car
From Dubai Hills Estate, it takes approximately 13 minutes to drive to Dubai Mall, 15 minutes to Palm Jumeirah, 13 minutes to Burj Al Arab, and 19 minutes to The Walk JBR.

Airport proximity
Dubai International Airport (DXB) is roughly an 18-minute drive, while the new Al Maktoum International Airport is approximately a 34-minute drive.

Road access
Dubai Hills Estate is conveniently located between Emirates Road and Al Khail Road, providing residents with a 15-minute drive to Downtown Dubai, 20 minutes to Dubai Marina or the international airport, and under two hours to Abu Dhabi.

Public transport
The planned pink and purple metro lines will connect to the new Al Maktoum International Airport at Jebel Ali once they are built.
