Business Bay
Business Bay, situated just 1.5 kilometers away from the iconic Burj Khalifa, the tallest building in the world, is located on the Dubai Canal. This waterway flows from Dubai Creek at Deira to Jumeirah Beach and has established Business Bay as a prominent business hub in the region. With a total area of 64 million square feet, Business Bay consists of various freehold projects, including office and residential towers, landscaped gardens, and a network of roads and waterways. This rapidly developing district is attracting businesses worldwide and savvy investors who see its potential.
Following the economic downturn of 2008, the proportion of residential buildings in Business Bay has increased compared to commercial buildings. As a result, there are now more apartments entering the market than originally planned in the master plan.
Marasi Business Bay is a unique development made possible by the connection of the Dubai Canal to the open sea. It features a collection of floating “water homes,” a marina, shops, and promenades. Marasi serves as the focal point of the transformed Business Bay, where ferries, yachts, and water taxis navigate just like they do in Dubai Marina.
Al Habtoor City was the first significant project developed along the Dubai Water Canal. It spans 10 million square feet on the Sheikh Zayed Road Waterfront and includes three luxury residential towers and three five-star hotels.
Business Bay offers convenient access to various attractions in Dubai. It takes approximately 9 minutes to drive to Dubai Mall, 21 minutes to Palm Jumeirah, 20 minutes to Burj Al Arab, and 25 minutes to The Walk JBR from this location.
For transportation, Dubai International Airport (DXB) is approximately a 32-minute drive away, while the new Al Maktoum International Airport takes around 43 minutes by car. Business Bay enjoys excellent road connectivity to Sheikh Zayed Road and Al Khail Road, the two main highways in Dubai.
Phase 2 of the Parallel Roads Improvement Project at Business Bay was completed in June 2018. This project included enhancing the western part of the parallel roads, expanding them from three to four lanes in each direction, and constructing service roads in most areas.
Public transport is readily available, with Business Bay Metro station offering train access to Dubai International Airport and Dubai Marina, both within a 30-minute commute.
The Dubai Water Canal, a 100-meter-wide waterway connecting Business Bay to the sea, plays a vital role in Dubai’s water transport plan. It is now fully operational, allowing passengers to travel from Dubai Creek to Business Bay, Jumeirah, Al Wasl, or Sheikh Zayed Road by water transport. Stations for water buses and private boats have been constructed on both sides of the canal, making it a major attraction for tourists and residents alike in Dubai.
