Barsha Heights, situated between the Greens community and Al Barsha, is located approximately two kilometers inland from Palm Jumeirah. It is bordered by Sheikh Zayed Road, Hessa Street, First Al Khail Street, and Jebel Ali Racecourse Road.

The skyline of Barsha Heights is dominated by high-rise towers, with only a few mid-rise buildings scattered around. Construction in this area began in 2006, and by mid-2020, around 90 buildings had been completed, with an additional 11 under construction. Previously known as TECOM, the district was named after its master developer until 2016.

Opinions among residents vary regarding the quality of apartment buildings, but overall, it is considered a pleasant place to live, despite the limited availability of open green spaces. Residents residing on the higher floors of the towers enjoy great views of The Greens community and Palm Jumeirah.

Barsha Heights offers a range of amenities, including supermarkets, shops, and restaurants serving various cuisines. The district is particularly known for its licensed restaurants in the four- and five-star hotels, such as Grand Millennium, Byblos, and Media Rotana.

During a visit in November 2020, there were only six projects under construction, resulting in a quieter atmosphere and a sense of the area being more developed.

The completion of the central pedestrian plaza has significantly improved the community. Especially in the cooler months and after sunset, the area comes alive, and residents can now navigate the development without having to traverse sand pits. Proximity to the metro station is advantageous, as it eliminates the need for car ownership for residents.

Barsha Heights has undergone improvements in terms of green spaces, landscaping, and proper metered parking spaces. The sandy parking lots that were once characteristic of the area have been replaced, and young trees have been planted throughout the pedestrian areas. There are ample benches and shaded spots for relaxation. The greenery is well maintained, and it is common to see gardeners tending to hedges and plants.

 

Transport and Accessibility

Driving Commute Times:

From Barsha Heights, it takes approximately 16 minutes to drive to Dubai Mall, 10 minutes to Palm Jumeirah, 13 minutes to Burj Al Arab, and 14 minutes to The Walk JBR.

Airport Proximity:

Dubai International Airport (DXB) is approximately a 24-minute drive away, while the new Al Maktoum International Airport is roughly a 34-minute drive away.

Road Access:

Barsha Heights enjoys convenient access to Sheikh Zayed Road (E11), the main highway that runs through Dubai. Additionally, First Al Khail Street provides an alternative route when Sheikh Zayed Road becomes congested.

Public Transport:

Adjacent to Barsha Heights on Sheikh Zayed Road is the Dubai Internet City metro station. The metro offers quick transportation options, with a five-minute ride to Dubai Marina, a 23-minute ride to Dubai Mall, and a 52-minute ride to the airport.

Taxis:

Taxis are readily available in Barsha Heights and can be easily hailed on the street for convenient transportation.
